The second pattern is HVAC-driven. Oversized air conditioning short-cycles, drops temperature without pulling humidity, and leaves the house cool and damp. We meter relative humidity as part of every assessment for exactly this reason.
Newer construction is tighter than old construction, which is good for energy and bad for moisture. Without functioning bath and kitchen ventilation, an airtight house holds every gallon of water its occupants produce.
Do not disturb visible growth, and do not run fans on it — that moves spores through the building. Photograph what you can see, note when you first smelled or saw it, and leave it alone until someone meters the space.
